If you are getting a mortgage, we will usually be asked to work for the lender in completing your mortgage. While costs are higher for you, it also means that you have saved money over having the lender hire a lawyer. In addition to all the services you get under the Cash Purchase, we also review your mortgage documents, receive funds from the mortgagee (lender), issue reports to your lender, and sometimes, we will have to obtain title insurance. Buying a home without a mortgage. Our services include receiving sale documents from their lawyer, reviewing trust conditions, reviewing the Real Property Report, signing documents with you, filing the Transfer of Land with Land Titles, paying the other lawyer the cash to close, and all advice in respect of the same. This also includes reporting to you on an interim basis when the transaction is completed and issuing a final report to you when your name is on the title to your new property.
If you need to add or remove a person from title, you do so by transferring title from the old owner(s) to the new owner(s).
