In order to provide you with cost certainty, RET Legal is committed to only charging you the below flat fees for lawyer's fees on real estate transactions in Calgary. Other fees and disbursements in addition to the listed fee might include: registration fees, title insurance, courier fees, photocopying, file maintenance, and Goods and Services Tax.
If you are getting a mortgage, we will usually be asked to work for the lender in completing your mortgage. While costs are higher for you, it also means that you have saved money over having the lender hire a lawyer. In addition to all the services you get under the Cash Purchase, we also review your mortgage documents, receive funds from the mortgagee (lender), issue reports to your lender, and sometimes, we will have to obtain title insurance. If you are getting a mortgage, we can help.
Buying a home without a mortgage. Our services include receiving sale documents from their lawyer, reviewing trust conditions, reviewing the Real Property Report, signing documents with you, filing the Transfer of Land with Land Titles, paying the other lawyer the cash to close, and all advice in respect of the same. This also includes reporting to you on an interim basis when the transaction is completed and issuing a final report to you when your name is on the title to your new property.
If you need to add or remove a person from title, you do so by transferring title from the old owner(s) to the new owner(s).
We will review the contract, contact the lawyer for the buyer, ensure that you are up to date on taxes, and ensure that there is nothing on title that could delay closing. Once we understand your perspective, we meet with you to sign documents, obtain mortgage information, and review your RPR. We then prepare a very detailed trust letter imposing conditions on the buyer's lawyer for how to proceed with the sale. On the closing day, we accept funds and deal with any last minute problems.
When you changed from one lender to another, the old mortgage will have to be paid off and the new mortgage will need to be added to the title to your property. Just like when you buy a house, this process often requires us to work for both you and the lender causing the fees to go up but will save you money in the long-run.
